Course Description.  An overview of licensing as a real estate broker and salesperson, ethics of practice, titles to and conveyancing of real estate, legal descriptions, law of agency, deeds, encumbrances and liens, distinctions between personal and real property, contracts, appraisal, finance and regulations, closing procedures, and real estate mathematics.  Also includes federal, state, and local laws relating to housing discrimination, housing credit discrimination, and community reinvestment.

 

Real Estate Principles and Practices Print Based or PCM/Open Campus Course is offered to those students who are looking for an innovative, independent method to complete a course at the same time cannot attend a class on a regular basis.  These students should be strongly motivated and mature individuals.  Each student is responsible for maintaining satisfactory progress and completing the program during the semester.  This course is therefore a viable alternative to the traditional classroom method.  It is possible to master this material at a faster pace and thereby complete the course prior to the end of the semester.

 

Textbook/Materials.  You are required to purchase the textbook, Modern Real Estate Practices in Texas, 14th Edition, by Dr. Cheryl Nance, Dearborn Publishing.

 

 

Course Objectives and Rationale. 

 

The student should be able to:

  • know and understand the principles and practices of real estate covering economic and social considerations, property rights, property ownership, financing, development, sales procedures, closing of transactions, agency management, legal issues, and other matters pertaining to the basic understanding of real estate.
  • build and understand a vocabulary of Real Estate as outlined in each chapter of the text.

 

  • have a general understanding of the necessary elements of Real Estate that will enable the student to become an informed practitioner, seller, buyer or advisor in the Real Estate field.

 

 

 

 

Instructional Methodology.  As a Print Based or PCM/Open Campus Real Estate course, the student is required to:

 

·        read the required textbook material.

·        take 4 tests during the semester on the established schedule.

·        read and summarize an article about some aspect of Real Estate.(NOT FOR SUMMER)

·        prepare a report from a web site from your textbook or other source.

 

 

EACH SEMESTER YOUR ASSIGNMENT SCHEDULE WILL BE POSTED ON BLACKBOARD

 

 

Testing and Grading. There are four (4) exams for this course.  They may be taken at any of the following ACC testing centers: Rio Grande, Riverside, Eastridge, Northridge, Pinnacle, and Cypress Creek. South Austin Campus, Round Rock HEC.

You need a photo ID. and proof of registration.

 

The exams will be made up of multiple-choice questions.  If you make less than a 70 you may retake an exam, however, the highest grade you can receive on the retest in a 70.  Retest deadline is seven (7) days after the last day to take the exam.  No retake for exam 4.  This is not a self-paced course.  You must take the exams no later than the dates indicated on the attached schedule.  Call or email for clarification and exceptions.

Each exam will count 25 % of your numerical grade.  The final average of your four exam grades is the primary basis for your grade in the course.

  • Real Estate magazine article summary.
  • Real Estate website report

 

The test will be based on the material covered in the text.  The grade on an exam may not be your final grade on that exam, adjustments may be made.

 

Students may obtain exam grades by contacting the instructor by phone or email during office hours or by leaving a self-addressed post card with the testing center.  All exams must be completed prior to the posted closing times of the testing center.

                                                           

 

REAL ESTATE MAGAZINE ARTICLE SUMMARY.  a student is required to read an article concerning some aspect of Real Estate.  You are to summarize the article in about 2-3 pages.  You may find suitable articles in any business related magazine or publication, or any other suitable business source.  These magazines are available at various libraries.  A copy of the article is to be attached to your summary.  I will not accept the article itself that has been removed from the magazine.  I will only accept a photo copy (Xerox) of the article.

 

Real Estate Web Site Report. Go to any of the websites in your textbook, page 535 or any other Real Estate related website.  Review several sites and topics and submit a short (2-3 pages) summary of your findings.  Be sure to list the website with your article.

 

Note. The grade in this course is based primarily on your test scores.  Although the above assignments are only supplemental to your grade, THEY ARE NOT OPTIONAL.  Failure to turn in an assignment will result in loss of a letter grade.

 

Change of Address/Phone.  It is imperative that you keep the instructor informed of any changes in your address and/or phone number.  Without this information, the instructor will not be able to contact the student.

 

Withdrawals.  It is the student’s responsibility to withdraw from a course if the situation so dictates.  Students should initiate the withdrawal in accordance with the procedures at the Admissions Office at any campus.  Failure to successfully complete the course or withdraw from the course will result in a grade of “F”.

 

Incomplete.  Students may apply for an incomplete grade if they have successfully completed and passed with a grade of 70 or more at least 2 of the unit exams and have completed the magazine article summary by the drop date of the current semester.

 

Scholastic Dishonesty.  Acts prohibited by the College for which discipline may be administered include scholastic dishonesty, including but not limited to cheating on an exam or quiz, plagiarizing, and unauthorized collaboration with another in preparing outside work.  Academic work submitted by students shall be the result of their thought, research of self-expression.  Academic work is defined as, but not limited to tests, quizzes, whether taken electronically or on paper; projects, either individual or group; classroom presentations, and homework”.

 

Students with Disabilities.  “Each ACC campus offers support services for students with documented physical or psychological disabilities.  Students with disabilities must request reasonable accommodations through the Office for Students with Disabilities on the campus where they expect to take the majority of their classes.  Students are encouraged to do this three weeks before the start of the semester”.

 

Texas Real Estate Commission Licensing Requirements.  A minimum of 210 Clock Hours of Instruction including 60 hours in Principles of Real Estate.  OPTION I (College Credit) Courses required are: 1. RELE 1406 Principles of Real Estate 2. RELE 2301 Law of Agency 3. RELE 1311 Law of Contracts for the required 150 hours of core real estate courses  4. Sixty clock hours (four college hours) additional real estate courses. OPTION II (non college credit)  Courses required are: 1. RELE 1201 Prin of Real Estate 1 2.  RELE 2209 Prin of Real Estate II 3.  Rele 2201 Law of Agency 4.  RELE 1211 Law of Contracts 5. One additional core real estate course 6. Two Additional Business Related Courses.

This one course completes the 60 hour Principles of Real Estate requirement for licensing.  It also awards four hours of college credit.
